Choosing the Right Property Survey

Why have a Survey?

Having a survey carried out prior to purchase reduces your risk of future expenditure. This could be minimal in the case of window replacement or significant if there are structural problems. A survey highlights defects that will allow negotiation of the property purchase price so finance can be put aside to deal with these issues. Likewise, as an existing owner, a survey on your property will identify any problems at an early stage and reduce your repair bills.  

The surveyor will be able to report on the general condition of the property, identify any problems or issues found and suggest what action might need to be taken in order to rectify these. In the case of the homebuyer survey he will also be able to confirm a reasonable purchase price.

If you need a mortgage you will require a lender mortgage valuation. This valuation is carried out for the lender to assess value. It is not a survey and the surveyor is responsible to the lender not to the house buyer. This is why it is recommended that purchasers commission a private survey.

Which Survey?

There are a number of property surveys to choose from. The RICS has produced a very good range of surveys that are concise, easy to understand and economical. Which one you choose will depend on your requirements, budget and the age and condition of the property. As a general guide and in order of costs (based on a £250,000 house) and reporting detail the main survey options are as follows;

Building Survey (£600 plus vat)
Homebuyer Report (£400 plus vat)
Home Condition Report (£300 plus vat)
Valuation Survey (£150 plus vat)
