A homebuyer is a survey done to a standard format set out by RICS. It’s most suitable for conventional properties built within the last 150 years and are in reasonable condition.
The new RICS Homebuyer was launched at the end of 2009. It is now easier to understand and presented in a clear way. It features condition rating "traffic lights". It has a new look and feel and also includes a valuation and a risk section.
The Homebuyer includes all the main elements you would expect; Chimney stacks, roof structure, walls, structural movement, damp etc. It also includes an insurance reinstatement valuation.
The homebuyer is not usually suitable for properties in need of renovation, or if you’re planning major alterations.
If your prospective new home has only been recently built you may wish to consider the alternative of a homebuyer or condition report which will be less costly and probably more appropriate for the age of the property This report follows a format specified by the RICS and is generally suitable for situations where major problems are felt to be unlikely.
