Building Survey

The Building Survey is a thorough and detailed report on property condition and is a full structural inspection. It provides detailed advice on defects and recommends repair options. It can be customised to your requirements. It is most suited to older properties, those that have undergone structural work or are in poor condition.

Building Surveys are sometimes referred to as Full Structural Surveys as they provide a detailed report on the property’s construction and condition.  In general terms a Building Survey is recommended for older houses or houses that may have problems however they can be applied to any age of property and are particularly helpful for dilapidated properties and those that have been extensively altered.  Building Surveys are also useful if you plan to renovate or convert the property.

The building survey will be carried out by a Chartered Surveyor (MRICS or FRICS) and typically takes from between 2-5 hours. The survey does not include a valuation which can be commissioned separately and at a reduced cost.

If your prospective new home has only been recently built you may wish to consider the alternative of a homebuyer or condition report which will be less costly and probably more appropriate for the age of the property  This report follows a format specified by the RICS and is generally suitable for situations where major problems are felt to be unlikely.
